One part of Yorba Linda is moving faster with less supply
CNBC reported the average 30-year mortgage rate reached 7.49% as of October 11, 2026. That is the highest rate in a long time, and it is slowing buyers across the country. But one part of Yorba Linda is not slowing the same way.
The Real Estate Data Aggregator counted 83 homes sold in ZIP 92867 in the three months ending August 31, 2026. That is up 15.3% from the same three months in 2025. Supply dropped at the same time.
Two months of supply is tight. The Real Estate Data Aggregator shows homes for sale in 92867 fell 20.6% from a year before. Fewer choices for buyers, more leverage for sellers who are prepared.
How 92867 compares with the rest of Yorba Linda
Not every ZIP in this market looks the same. Here is where each one stood for months of supply in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.
92867 had the least supply of any ZIP with full year-over-year data. It also moved faster. The Real Estate Data Aggregator shows the median home there went under contract in 30 days, 7 days quicker than a year before.
Prices across Yorba Linda ZIP codes
Prices did not move the same way everywhere. The Real Estate Data Aggregator shows 92867 prices rose 6.7%. Meanwhile, 92887 prices dipped 2.7% and 92868 prices fell 11.5% from a year before. Not every ZIP is telling the same story.
What the rate environment means here
CNBC reported that mortgage applications to purchase a home were 15% lower than the same week one year ago. Higher rates are keeping some buyers on the sidelines nationally.
Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. That is the national picture. Yorba Linda's tightest ZIPs are not seeing that same softness, based on what the Real Estate Data Aggregator counted.
That 77.8% figure from the Real Estate Data Aggregator is for 92862, which had just 2.1 months of supply. Small sample, only 10 homes sold, but the signal is clear. Tight supply and prepared sellers can still get strong results even with rates at 7.49%.
Speed: who went under contract fast
The Real Estate Data Aggregator tracks the share of homes that went under contract within two weeks of listing. Here is how the ZIPs with the most volume compared.
| 92886 | 92870 | 92867 | 92869 | |
|---|---|---|---|---|
| Homes sold | 128 | 89 | 83 | 77 |
| Months of supply | 2.5 | 2.8 | 2.0 | 2.4 |
| Median days on market | 37 | 35 | 30 | 37 |
| Under contract in 2 weeks | 35% | 49.4% | 40.6% | 40.5% |
| Median sale price | $1,296,250 | $1,150,000 | $1,280,000 | $1,230,000 |
92886 had the most homes sold, 128, according to the Real Estate Data Aggregator. But 92867 had the least supply and the shortest median time on market of these four ZIPs.
A few honest notes
Homes sold in 92867 were up 15.3% from a year before. But pending sales fell 20.7%, per the Real Estate Data Aggregator. That gap is worth watching. It may mean the pace of new deals has slowed even as closed sales looked strong.
In 92807, the Real Estate Data Aggregator counted 71 homes sold, down 9% from a year before. Supply there rose 5.5% and now sits at 3.3 months, the highest of any ZIP with full data. That is more room for buyers to move carefully.
