Yorba Linda still has tight supply, even with more new listings
Here is the one thing that changes what you should do right now. New listings in 92887 rose 29.8% year over year, according to the Real Estate Data Aggregator. Yet months of supply held at 2.7. More homes came to market and buyers absorbed them. That tells sellers the market is still tight, but only for homes priced to move.
All numbers below cover the three months ending August 31, 2026.
New listings rose, supply stayed tight
The Real Estate Data Aggregator counted 165 new listings in 92886, up 10.7% from a year before. In 92887 it counted 74 new listings, up 29.8%. Both are real gains. Even so, months of supply sat at 2.5 in 92886 and 2.7 in 92887. Nationally, Realtor.com reported active listings topped 1.16 million in September 2026. Yorba Linda is nowhere near that kind of open field.
A balanced market usually sits at five to six months of supply. Both ZIP codes are well under that line. Buyers have a little more to look at than last year, but not a wide-open choice.
Prices dipped a little in Yorba Linda
The Real Estate Data Aggregator put the median sale price in 92886 at $1,296,250, down 0.3% from a year before. In 92887 it was $1,450,000, down 2.7%. Small dips, not a slide. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026, so Yorba Linda ran a little softer than the national trend. That is worth knowing when you set a price.
Homes still sold close to asking price
The Real Estate Data Aggregator showed the average sale-to-list ratio at 100.1% in 92886 and 99.3% in 92887. Sellers in 92886 got a tiny bit above asking on average. In 92887, sellers got just under list. Not every home sold fast, and not every home sold above asking. But the gap between asking and selling was very small in both ZIP codes.
In 92886, 35% of homes went under contract within two weeks of listing. That is down 5.2 points from last year. In 92887, 26.5% did, up 8.5 points. More new listings in 92887 brought more buyers to the table quickly. In 92886, a little more supply slowed the fastest deals slightly. Neither ZIP code is a slow market.
Rates add pressure for buyers
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That raises the monthly cost for any buyer financing a Yorba Linda home at these price levels. It does not stop deals, but it does sharpen how buyers compare homes. A seller priced even a little high may wait longer than they expect.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Yorba Linda is tighter than the national market, but that pattern is a signal. Weak pricing gets punished faster when buyers have more options and higher monthly costs.
What this means for you
Supply is still low by any normal measure. More new listings gave buyers a bit more choice, but months of supply in both Yorba Linda ZIP codes stayed well under three months. Homes priced right are still moving. The Real Estate Data Aggregator counted 128 homes sold in 92886 and 62 in 92887 in just three months. That is real activity.
