Yorba Linda still has tight pockets even as more listings show up nationally
Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. That sounds like relief for buyers. But the Real Estate Data Aggregator tells a different story here in Yorba Linda, for the three months ending August 31, 2026.
In ZIP 92807, the Real Estate Data Aggregator counted 50% of homes going under contract within two weeks of listing. Months of supply sat at just 3.3. That is not a wide-open market. Priced right, homes here are still finding buyers quickly.
Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That matters. Higher rates slow some buyers down. Not every home sold fast, and not every ZIP code reads the same way.
How each ZIP code looked
The Real Estate Data Aggregator tracked twelve ZIP codes in and around Yorba Linda for the three months ending August 31, 2026. Here is what the numbers showed.
The fast movers
ZIP 92862 stood out. The Real Estate Data Aggregator counted a median of just 17 days on market there. Months of supply was 2.1. And 60% of homes sold above list price, with an average sale-to-list ratio of 102.5%. Only 10 homes sold, so the sample is small, but those numbers are firm.
ZIP 92823 also moved quickly. The Real Estate Data Aggregator showed a median of 30 days on market and 2.6 months of supply. A notable 71.4% of homes sold above list price, even though the average sale-to-list came in at 98.9%. Only 7 homes sold, so treat that above-list share with some care.
Where things moved a little slower
ZIP 92868 saw a median sale price of $803,500, down 11.5% from the same three months in 2025, according to the Real Estate Data Aggregator. More homes sold, up 21.4% year over year, but the price dipped. Median days on market was 43 days, the longest of any ZIP with year-over-year data.
ZIP 92887 also saw its median price slip, down 2.7% to $1,450,000, per the Real Estate Data Aggregator. Only 26.5% of homes went under contract within two weeks. That is the lowest quick-sale share of any ZIP tracked. New listings jumped 29.8% year over year, giving buyers more to look at.
Prices and supply across the board
Supply stayed tight across every ZIP. The Real Estate Data Aggregator showed months of supply ranging from 2.1 in 92862 to 3.3 in 92807. Nothing above 3.3. For context, six months is often called a balanced market.
What the national picture adds
Realtor.com reported that 20.8% of listings nationally saw price cuts in September, the highest share since October 2022. That tells you sellers elsewhere are adjusting. Here in Yorba Linda, the Real Estate Data Aggregator showed most ZIPs still averaging at or above list price on sale-to-list ratios.
CNBC reported that Fannie Mae forecasts a 30-year fixed rate of 7.4% for the fourth quarter of 2026, and 7.5% through 2027. That affects what buyers can afford. It is worth knowing as you set your price or plan your offer.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Yorba Linda's own ZIPs showed a wider range, from down 11.5% in 92868 to up 9.8% in 92869, per the Real Estate Data Aggregator.
